Every stay at Serra do Meio Estate begins with a conversation.
These Terms & Conditions explain how reservations, payments and stays are managed, helping to ensure a smooth and enjoyable experience for both our guests and Serra do Meio Estate.
By confirming a reservation, guests agree to these Terms & Conditions.
Serra do Meio Estate is a privately owned estate in Alentejo, Portugal, offered exclusively to one group at a time. Managed by Preguiça Activa Lda.
Every stay is individually arranged following a conversation with our guests to understand their interests, preferred dates and desired experiences.
Serra do Meio Estate is not a hotel and does not offer standardised accommodation packages. Every reservation is bespoke.
Throughout these Terms & Conditions, "Serra do Meio Estate", "we", "our" and "us" refer to the owners and operators of the estate.
Every stay at Serra do Meio Estate is individually arranged following a conversation with our guests.
A reservation request does not constitute a confirmed booking. Reservations become confirmed only after:
• Availability has been confirmed by Serra do Meio Estate.
• The reservation details have been agreed.
• The required reservation deposit has been received.
Serra do Meio Estate reserves the right to decline a reservation request where it is not considered suitable for the estate or its operating model.
• High Season (May–September): Minimum stay of 7 consecutive nights.
• Low Season (October–April): Minimum stay of 2 consecutive nights.
• Check-in: From 3:30 pm.
• Check-out: By 11:30 am.
• The lead guest making the reservation must be at least 18 years of age.
• Maximum occupancy is 10 adults, or up to 12 guests when including children aged 10 years or younger, subject to prior agreement.
Serra do Meio Estate is rented exclusively to one group at a time. The reservation applies only to the guests confirmed during the booking process.
High Season (May–September)
A 50% non-refundable deposit is required to confirm all reservations during the High Season.
The remaining 50% balance must be paid no later than 30 days before the scheduled arrival date.
If the remaining balance has not been received by 14 days before the scheduled check-in date, Serra do Meio Estate reserves the right to cancel the reservation. In such circumstances:The reservation will be cancelled.The 50% deposit will be retained.
The guest will no longer be entitled to occupy the estate.
Low Season (October–April)
For stays of 2 nights or more during the Low Season, full payment is required at the time of booking to confirm the reservation.
Payment MethodPayments are currently accepted by bank transfer only.Bank account details will be provided with the booking confirmation.
All bank charges, transfer fees and currency conversion costs are the responsibility of the guest. Serra do Meio Estate must receive the full amount due.
Guest Cancellations
If a guest wishes to cancel a confirmed reservation, the following conditions shall apply.
High Season (May–September)
• More than 90 days before the scheduled arrival date: the reservation deposit will be refunded in full or, at the guest's request and subject to availability, transferred to alternative dates within the following 12 months.
• Between 30 and 90 days before arrival: the reservation deposit is non-refundable. However, if Serra do Meio Estate successfully rebooks the cancelled dates, we may, at our sole discretion, offer a full or partial refund or a credit towards a future stay.
• Less than 30 days before arrival: the full reservation amount remains payable and no refund will be due.
Low Season (October–April)
• More than 30 days before arrival: full refund.
• Between 15 and 30 days before arrival: 50% refund.
• Less than 15 days before arrival: no refund.
No-ShowFailure to arrive on the scheduled check-in date without prior written notice will be treated as a cancellation. No refund will be due.
Early Departure
No refunds will be given for early departures or unused nights once the stay has commenced.
Cancellation by Serra do Meio EstateShould Serra do Meio Estate be unable to honour a confirmed reservation due to circumstances beyond our reasonable control, including but not limited to fire, flood, severe weather, government restrictions or other events that render the estate unavailable, all payments received for the reservation will be refunded in full.
Serra do Meio Estate shall not be liable for any indirect or consequential losses, including travel costs, accommodation elsewhere or other expenses incurred by guests.
Travel Insurance
Guests are strongly encouraged to obtain comprehensive travel insurance covering cancellation, travel disruption, medical expenses and personal belongings.
Guests are expected to treat Serra do Meio Estate, its buildings, furnishings, equipment and surrounding land with care and respect throughout their stay.
The lead guest is responsible for the conduct of all members of their party and for ensuring that all guests comply with these Terms & Conditions.
Guests agree to:
Respect the estate, its wildlife, livestock and natural environment.
Supervise children at all times, particularly around the swimming pools, lake and farm areas. Attention we do not have guards and life guards.
Report any damage or maintenance issues as soon as reasonably possible.Leave the property in a reasonable condition upon departure, allowing for normal wear and tear.
Comply with all applicable Portuguese laws during their stay.
Guests may be held responsible for the cost of repairing or replacing any damage caused by negligence, misuse or intentional acts by members of their party.
To help preserve the character of Serra do Meio Estate and ensure a safe and enjoyable stay for all guests, the following property rules apply throughout every reservation.
Pets
Pets are not normally permitted at Serra do Meio Estate due to the presence of livestock, working dogs and wildlife, which may present risks to both pets and animals on the estate.Where prior written approval has been given by Serra do Meio Estate, a pet may be accommodated outdoors only. The pet must remain under the owner's supervision at all times and, if staying overnight, must sleep in the designated dog house. The owner accepts full responsibility for the pet throughout the stay.
Smoking
Smoking and vaping are strictly prohibited inside all buildings.Guests wishing to smoke outdoors are requested to do so responsibly and to dispose of cigarette ends safely, particularly during periods of high fire risk.
Events
Private events, celebrations, weddings, parties or commercial activities are not permitted unless they have been expressly approved in writing by Serra do Meio Estate.Approved events may be organised exclusively through Panache Events or another organiser authorised by Serra do Meio Estate.
Fireworks
The use of fireworks, sky lanterns or any other pyrotechnic devices is strictly prohibited anywhere on the estate.
Drones
The use of drones is permitted provided that guests comply with all applicable Portuguese laws and regulations and respect the privacy and safety of others.
Music
As Serra do Meio Estate enjoys a secluded location, guests are welcome to enjoy music responsibly. However, guests are expected to respect the estate, the surrounding natural environment and any instructions provided by Serra do Meio Estate.
Swimming Pool
For the safety of all guests:
Children must be supervised by an adult at all times.
Diving is prohibited.
Glass bottles, glasses and other glass objects are not permitted in or around the pool area.
Pets are not permitted in the swimming pool.
Guests should shower before entering the pool whenever possible.
Visitors
The reservation is valid only for the guests named and confirmed during the booking process.Visitors who are not included in the reservation may visit the estate only with the prior approval of Serra do Meio Estate.
Visitors are not permitted to stay overnight or use the accommodation unless they have been added to the reservation and any applicable charges have been paid.Any unauthorised overnight stay or occupancy exceeding the agreed maximum number of guests shall constitute a material breach of these Terms & Conditions and may result in the immediate termination of the stay without refund.
Guests use Serra do Meio Estate, its facilities and surrounding land at their own risk.
While every reasonable effort is made to provide a safe environment, Serra do Meio Estate accepts no liability for accidents, injuries, illness, loss of personal belongings or damage to personal property occurring during a guest's stay, except where such liability cannot be excluded under Portuguese law.
Guests are responsible for ensuring that children are supervised at all times, particularly around the swimming pools, lake, farm areas and any other natural features of the estate.
Serra do Meio Estate shall not be liable for any interruption to services or facilities caused by circumstances beyond our reasonable control.
Serra do Meio Estate shall not be liable for any failure or delay in performing its obligations where such failure results from circumstances beyond its reasonable control, including but not limited to natural disasters, wildfire, flood, severe weather, power or utility failures, epidemics, government restrictions, civil disturbances or any other event that makes the estate unavailable or unsafe.
Where such circumstances prevent a confirmed stay from taking place, Serra do Meio Estate will refund any payments received in accordance with these Terms & Conditions.
These Terms & Conditions shall be governed by and interpreted in accordance with the laws of Portugal.Any dispute arising from or relating to these Terms & Conditions or a stay at Serra do Meio Estate shall be subject to the exclusive jurisdiction of the Portuguese courts.
